Roofing in Milton

Milton's homes span every decade: 26% of homes with a known build year went up before 1980 and 42% since 2000. In the Historic District, any change to exterior materials, the roof included, needs a Certificate of Appropriateness, so check the city's map before choosing a new material.

Permits and paperwork

Reroofing
The City of Milton says roofing repairs and alterations need a permit from the City of Milton and/or Santa Rosa County, and to call its Planning and Development Department for details. The county issues the building permit, and homes inside city limits need the city's approval first. Source

In Milton's Historic District, any change to exterior materials, including the roof, needs a Certificate of Appropriateness, and even like-for-like repair needs staff approval. The city's Historic District page has a map to check your address.

  • Santa Rosa County requires three inspections on a replacement roof: decking and water barrier, shingle nailing, and final. A roofing contractor may swap the first for a signed roofing affidavit; owner-builders must get all three. See Development Services.
  • The county's roofing permit form asks when the house was built and its building or insured value, and says extensive or complete decking replacement needs a separate building permit. See the roofing permit application.
  • Every contractor must be registered with Santa Rosa County Building Inspections, whether they hold a state or a county license. See Choosing a Contractor.
  • After Hurricane Isaias, Santa Rosa County said owners may tarp a damaged roof right away, but a state of emergency doesn't waive permits or allow unlicensed contracting. It asks owners to email srcpermits@santarosa.fl.gov before permanent repairs. See the county notice.
  • Florida licenses roofing contractors at the state level. A certified contractor can work anywhere in Florida; a registered one only where the registration was issued. Look any roofer up on the state license search.
