Roof Costs

What a New Roof Costs in Georgia (2026)

A new roof should be priced from its measured roof area and the complete scope—not your home’s living area alone. As one published reference, Angi’s July 2026 Atlanta guide lists roughly $4–$11 per square foot of roof surface across replacement projects. That is a broad Atlanta benchmark, not a statewide average or a RoofNuts quote. Your roof system, complexity, and included work determine the useful comparison. [A1]

Illustrative image. Roof area and complexity both affect the work being priced.

A homeowner in Dalton, Georgia, had two roofing proposals in front of her.

One contractor wanted $60,000. Another wanted $30,000.

Same house. Same roof. Twice the price.

When I compared the proposals, the roof systems were substantially similar. There were a few component differences, but the biggest difference was what each contractor was charging: roughly $1,000 per roofing square versus $500.

That experience is one reason we created RoofNuts. Homeowners deserve help understanding what they are buying before making a major decision about their home.

But that story does not mean every $60,000 roof is overpriced. It means the total at the bottom of the proposal is only the beginning of the conversation.

A useful starting point for roof prices in Georgia

One roofing square equals 100 square feet of roof surface. A price of $500 per square is $5 per square foot.

Here is what the published Atlanta range looks like when applied to measured roof areas:

A useful starting point for roof prices in Georgia
Measured roof surfaceRoofing squaresArithmetic at $4–$11 per sq. ft.
1,500 sq. ft.15$6,000–$16,500
2,000 sq. ft.20$8,000–$22,000
3,000 sq. ft.30$12,000–$33,000

These are calculated planning examples using Angi’s broad replacement range, not three customer estimates or a material-specific price list. Source checked October 8, 2026. Do not assume every quote includes removal, decking repairs, or the same accessories. [A1]

I would not take that table and declare a quote fair or unfair. It is a starting point for questions. A basic shingle replacement and a detailed metal installation need separate, comparable proposals.

Georgia is not one uniform market. Ask contractors who actually serve your address to measure the roof and quote the work. We have not conducted a statewide 2026 pricing survey, and I do not want to dress up a rough number as one.

Is $30,000 too much for a roof?

Potentially. It could also be reasonable.

Here is how dramatically measured area changes what the same price means:

Is $30,000 too much for a roof?
Roof surfaceWhat a $30,000 quote equals
1,500 sq. ft.$20 per sq. ft. / $2,000 per square
3,000 sq. ft.$10 per sq. ft. / $1,000 per square
6,000 sq. ft.$5 per sq. ft. / $500 per square

This table is arithmetic, not a statement that any of these rates is appropriate for a particular roof.

Next, consider the roof system, tear-off, steepness, access, and included work. A simple roof and a steep roof with several dormers can require very different amounts of labor.

In the Dalton example, comparing the details exposed a substantial difference between similar proposals. That is the comparison homeowners need: What am I getting, and how does another qualified contractor price the same work?

A low price is not a substitute for a complete proposal. Neither is a high price proof that you are buying a better roof.

Is $50,000 for a new roof good?

It depends on the roof and the scope. For 2,500 square feet of actual roof surface, $50,000 equals $20 per square foot. That calculation helps you ask questions; it does not settle whether the price is justified.

A standing seam metal system and an asphalt shingle system are different purchases. Compare each with a genuinely comparable proposal, including the metal or shingle specification, installation details, repairs, and warranty terms.

I would want the contractor to explain what accounts for the price and show me the scope in writing. If two estimates are far apart, ask both companies to explain the differences before treating the cheaper one as a bargain.

How much does it cost to replace a roof on a 2,000 square foot house?

First, separate interior living area, the building’s footprint, and the sloped roof surface. They are not interchangeable. A two-story home, attached garage, porch, overhangs, and roof pitch can all affect the relationship.

I saw this with two neighboring homes in Gulf Shores, Alabama. They had similar interior square footage but very different roofs. One was roughly a 5:12 pitch; the other was much steeper, around 12:12.

From memory, the gentler roof had about 3,000–4,000 square feet of roof area. The steeper roof was around 5,500. Those are approximate recollections, not measurements to use for your own estimate.

The lesson is that similar living areas do not establish equal roof areas. I also would not attribute that entire difference to pitch alone.

For a controlled geometry example, hold the horizontal roof projection at 2,000 square feet and assume one uniform pitch:

How much does it cost to replace a roof on a 2,000 square foot house?
PitchSlope multiplierApproximate sloped area
5:121.0832,167 sq. ft.
12:121.4142,828 sq. ft.

Calculated as projected area × √(1 + (rise ÷ 12)²), excluding material waste. The horizontal projection includes whichever overhangs are measured; it is not automatically the home’s living area.

That is about 31% more roof surface from pitch alone in this simplified example. Actual roofs require measurement of all relevant planes and structures.

2,000 sq ft projected 5:12 pitch ≈ 2,167 sq ft sloped surface 2,000 sq ft projected 12:12 pitch ≈ 2,828 sq ft sloped surface Projected roof area × √(1 + (rise ÷ 12)²)
Geometry example only: equal projected areas, uniform pitch, excluding waste. These are not measurements of the Gulf Shores homes. For the same 2,000-square-foot horizontal roof projection, a simple 5:12 roof has about 2,167 square feet of sloped surface; a 12:12 roof has about 2,828. Projection is the horizontal area beneath the roof, including any overhangs counted in the measurement—not the home’s interior living area.

Before comparing prices, ask whether the proposal’s quantity is measured roof area or the amount of material being ordered, including waste. Those figures can differ for legitimate reasons, but the contractor should explain them.

What should a roof replacement proposal include?

I want enough detail to understand both the roof being built and the responsibilities around it.

What should a roof replacement proposal include?
ItemWhat to clarify
MeasurementsRoof surface area, material quantities, and waste allowance
Existing roofLayers being removed, disposal, and any proposed recover
Roofing systemManufacturer, product line, and specified accessories
Deck repairsIncluded allowance, additional unit price, and change approval
Water-management detailsUnderlayment, flashing, valleys, penetrations, and roof edges
VentilationExisting condition and work actually included
Project logisticsProtection of the property, access, cleanup, and schedule
Permits and inspectionsWho checks requirements and handles any required steps
Warranty and paymentWritten terms, responsible parties, and payment milestones

Confirm permit and inspection requirements with the building department that serves the property. Georgia DCA describes local administration and enforcement; a contractor’s general statement is not a substitute for checking the address and scope. [A2]

Use this alongside our guide to how to pick a roofer. Comparing the roof system and evaluating the company are two parts of the same decision.

How long does it take to replace a roof on a 2,000 square foot house?

In my experience, many straightforward asphalt shingle replacements on homes of this size can be completed in one working day by an appropriately staffed crew. That is an experience-based example, not a guaranteed schedule.

“One day” also does not mean there is no preparation or disruption. Materials may arrive 24–72 hours before the build. Ask where they will go and whether you need to clear the driveway.

Clarify whether the installation schedule includes tear-off, repairs, cleanup, and the final walkthrough. Ask how the contractor will protect the home if weather interrupts the work.

Larger roofs can take longer. I have seen roofs above roughly 8,000 square feet of surface area take two days or more, but size alone does not set the schedule. Weather, pitch, access, material, staffing, and damage uncovered during tear-off can change the plan.

The useful answer is a project-specific schedule with an explanation of what could change it.

More questions about roof replacement costs

Why can two roofing estimates be so different?

They may include different measured quantities, materials, repairs, warranties, or project assumptions. Contractors also price their businesses differently. Request written clarification of the gaps rather than assuming the proposals are equivalent or that either company is dishonest.

Will insurance pay for my new roof?

Coverage depends on the cause of damage and your policy, including exclusions and deductibles. Ask your insurer what it needs before permanent repairs begin; a contractor’s proposal does not establish coverage. Georgia’s insurance office advises prompt notification and keeping claim records. [A3]

Could a repair make more sense than replacement?

Yes, if the problem is localized and the rest of the roof is in suitable condition. Get the cause and overall condition documented. An active drip deserves prompt attention, but it does not automatically mean a new roof. Start with what to do about a roof leak.
